Trucks enter production lanes, metal sheets move into engineering units, paper rolls reach warehouses, and thousands of workers travel towards factories spread between Mohan Nagar, Raj Bagh, Site 2 and Site 4.
Sahibabad Industrial Area is one of Ghaziabad’s largest and oldest manufacturing belts. Its position beside Delhi gives factories direct access to the capital, Noida and the wider NCR market. The estate supports engineering, steel processing, electronics, paper, packaging, chemicals and consumer-product businesses.

The wider estate reportedly covers around 1,400 acres and accommodates about 2,200 industrial units. Sahibabad Site 4 is one of its most prominent and valuable sections.
Where Is Sahibabad Industrial Area Located?
Sahibabad Industrial Area lies in western Ghaziabad close to the Delhi border. Its different sections extend around GT Road, Mohan Nagar, Raj Bagh, Jhandapur and Site 4 near Vasundhara and Brij Vihar.
It is not one compact gated estate. A factory address may mention Site 2, Site 4, Sector 22, Mohan Nagar or another adjoining pocket. Visitors should therefore confirm the site, plot number, gate and nearest landmark before travelling.

Connectivity
1. Road Connectivity
GT Road is the main transport corridor through Sahibabad. It provides access towards Shahdara and Delhi on one side and Mohan Nagar and central Ghaziabad on the other.
Link Road connects the industrial belt with Vasundhara, Vaishali, Indirapuram and NH-9. Routes through Mohan Nagar provide access towards the Delhi–Meerut Road, while nearby elevated and arterial roads improve movement towards Noida and eastern Delhi.
The area handles heavy factory traffic, employee vehicles and city commuters. Internal congestion, roadside parking and damaged road sections may affect truck movement. In October 2025, UPSIDA reported that part of a 12-km Sahibabad industrial-road stretch still required resurfacing after the monsoon.
2. Metro Connectivity
Sahibabad Industrial Area has strong Delhi Metro access through the Red Line. Depending on the industrial plot, useful stations include:

A 2025 land-restructuring programme allowed underused industrial plots to be subdivided and reallotted. UPSIDA reported that 177 subdivided plots had been sold in Site 4, while additional plots were sold in Site 2 and Sector 22.
2. Industrial Water Supply
A major tertiary water-treatment project became operational in 2025. It supplies around 15 million litres of treated water per day to more than 1,200 Sahibabad industries through a 63-km pipeline network.
The project includes an overhead tank in Indirapuram and a large underground reservoir in Sahibabad. It is intended to reduce industrial dependence on groundwater and fresh surface water.
3. Power and Internal Infrastructure
Industrial power connections are available throughout the estate, but businesses should verify the sanctioned load and transformer condition for the individual plot.
Factories have reported outages, voltage fluctuations and ageing electrical infrastructure, particularly during storms. Sensitive production units may require approved backup arrangements and voltage-protection systems.
4. Environmental and Safety Requirements
Paper, chemical, dyeing, metal-treatment and engineering units must maintain suitable effluent-treatment, waste-storage and pollution-control systems.
Authorities ordered inspections of Sahibabad dye and chemical factories in 2025 following complaints about untreated industrial discharge and groundwater contamination. Black oil and chemical residue were also reported in drains around Site 4.
Factories storing paper, chemicals or combustible materials must also maintain fire exits, hydrants and safe access for emergency vehicles. A major fire at Ishan Papers in 2025 required an extended firefighting operation involving 18 vehicles.
