Trucks enter broad internal roads, mechanics work inside compact units, and employee buses move between the industrial phases and nearby neighbourhoods.
This is Chandigarh Industrial Area, mainly divided into Phase I and Phase II. Although parts of the locality have developed into major business and hospitality zones, it continues to support engineering, printing, packaging, electrical, automobile and small manufacturing enterprises.

Phase I covers about 776 acres, while Phase II covers around 486 acres. Together, the two developed phases contain nearly 2,000 industrial plots. Industrial Area Phase III, near Raipur Kalan and Mauli Jagran, remains under development planning.
Where Is Chandigarh Industrial Area Located?
Chandigarh Industrial Area is located in the south-eastern part of the Union Territory. Phase I lies closer to Daria, Chandigarh Railway Station, Transport Chowk and Nexus Elante Mall. Phase II extends towards Ram Darbar, Sector 31, Hallomajra and Dakshin Marg.
Purv Marg and Dakshin Marg provide the main approaches to the two phases. Tribune Chowk is an important junction connecting the area with central Chandigarh, Zirakpur, Mohali and the airport side.
The industrial area should not be confused with Rajiv Gandhi Chandigarh Technology Park near Manimajra. The technology park mainly houses IT and business-service companies, while Industrial Area Phases I and II support manufacturing, repairs, transport and other industrial activities.
Connectivity
1. Road Connectivity
Purv Marg and Dakshin Marg are the principal roads serving Chandigarh Industrial Area. Tribune Chowk provides access towards Sector 17, Zirakpur, Mohali, Hallomajra and the Chandigarh–Ambala route.
Internal roads connect the industrial plots with Daria, Ram Darbar, Sector 29, Sector 31 and Chandigarh Railway Station. Traffic can become slow near Tribune Chowk, Hallomajra light point and railway-station approaches during office hours. Recent traffic studies have recommended junction redesigns, safer pedestrian facilities and possible underpasses on routes serving the two industrial phases.
Commercial vehicles can reach most plots, but roadside parking and loading activities reduce available road space in some pockets.
2. Metro Connectivity
Chandigarh does not currently have an operational metro system. Workers and visitors mainly use Chandigarh Transport Undertaking buses, autos, taxis, company vehicles and private transport.
Different rapid-transit proposals have been discussed for the Chandigarh–Mohali–Panchkula region, but the industrial area should not be described as metro-connected unless an operational service begins.
3. Railway and Airport Connectivity
Chandigarh Junction is situated near Daria and Industrial Area Phase I. It serves the Delhi–Kalka and Chandigarh–Sahnewal railway routes and offers local transport through buses, autos and taxis.
Shaheed Bhagat Singh International Airport can be reached through Tribune Chowk, Hallomajra and the airport road. It serves the wider Chandigarh metropolitan region and is operated by Chandigarh International Airport Limited.
Chandigarh Transport Undertaking also has its main operating facility in Industrial Area Phase I and runs city and interstate bus services.

The area offers independent industrial buildings, workshops, small factories, vehicle-service centres and limited warehousing space. Properties range from compact units suitable for repair work to larger premises capable of accommodating production equipment.

3. Utilities and Employee Needs
The industrial area has electricity, water, sewerage, internal roads and municipal services. Power-distribution infrastructure has been strengthened through additional transformer capacity, including a 20 MVA transformer installed at the Phase II grid substation.
Building age and condition vary considerably. Older properties may have unauthorised alterations, weak structures, outdated electrical systems or insufficient fire exits. The July 2026 collapse of a two-storey building in Phase II brought renewed attention to structural safety and approved construction.
